FAQ's

Are permit fees waived?
Per Mayor bass executive order, residents might have the fees waived for permits. Currently, those residents pulling permits signing a document temporarily waiving the fees until the city council approves it. If it does not pass city council then the homeowners will be responsible to pay the permits. There has also been some questions about what rebuilds this applies to. It applies to ALL rebuilds, not just like for like
This is not required in the palisades at this time per Building and Safety. This could be reinstated at the state level
The ideal time is when your plans are ready to issue or very close. This is so that the contractors are bidding on a complete set and there won’t be changes causing change orders
Contractors can give a range but to go into contract with someone it is recommended that you have them bid on a complete or close to complete set of plans
This will vary depending on like for like, if you had plans approved more recently, etc. We have seen one permit pulled 20 days after submittal to plan check and we have heard som people going on 3 to 4 months

Checklist

Debris removal
If army corps, make sure to obtain the clearance documentation from the county as you will need this to be able to pull a permit. If army corps has done the removal you might need to also get another private company to do a final site debris removal for site work, landscaping etc to deliver your lot as a blank slate for a contractor
You will need to choose an architect. Make sure to see their past work and talk to any references. You could be working with this person for a few years so it’s best to be comfortable. They may have an in house structural engineer or you may need to hire one once the design is complete. Some architects have their preferred engineers as well as soil and survey
You will need a survey of the site for an architect to start the design of your home
You may need this for the engineer to design the structural aspects of your home
You may want to do this for your peace of mind

Do you need to post a 30 day grading notice for neighbors? This is not required in the palisades at this time per Building and Safety. This could be reinstated at the state level
