October was the month of Trust sales. Over 90% of the sellers were family trusts. The Highlands and Via Bluffs saw the most sales.
We had 59 sales and 6 of them were “condominiums.”
We see a slow down in both building and sales, and it makes sense to us.
We believe that most people are still fighting insurance and weighing their options as the clock continues to tick on ALE money. Most people have 24 months ALE. We’re approaching the 12 month mark, and we think it’s significant because the runway required to build approaching if not passing. The market will continue to decrease until the March, at which point there will be a material uptick in inventory.
